What Causes Mold to Grow in a Home?
Mold needs three things to establish a colony indoors: moisture, a temperature in the comfortable range, and an organic material to feed on. Take away any one of them and growth stops. In San Diego, the one that is almost always in play is moisture — from a plumbing leak, a roof failure, a slab leak, or simply humidity that never gets a chance to drop.

What are the three conditions mold needs?
1. Moisture. Very little is required. The U.S. Environmental Protection Agency advises keeping indoor relative humidity below 60%, and ideally between 30% and 50%, because sustained humidity above that range is enough on its own to support mold growth — no visible leak needed. 2. Temperature. Most indoor molds grow in roughly the 68°F to 86°F band — which is exactly the range most households hold their thermostat in year-round.
3. Food. Mold digests organic material. Drywall paper facing, wood framing, cardboard boxes, carpet backing, wool, silk, leather, dust and even the paper coating on insulation all qualify. This is why a flooded garage full of stored cardboard is a worse problem than a flooded tiled bathroom.
How quickly does mold start growing after a leak?
Mold can begin colonising damp material in 24 to 48 hours. That window is the reason water damage is treated as an emergency rather than a repair job — the goal of professional drying is to return materials to a documented dry standard before the clock runs out, not simply to mop up what is visible.
Where does mold usually appear first in San Diego homes?
- Under and behind sinks, where a slow supply-line drip goes unseen inside the cabinet.
- Bathrooms without working extraction — shower steam with nowhere to go condenses on cool wall surfaces.
- Wall cavities on slab foundations, where a slab leak wicks up into drywall from below.
- Garages, closets and north-facing exterior walls, which stay cooler and therefore collect condensation.

Why does mold spread beyond the room it started in?
Mold reproduces through spores, which are microscopic and light enough to stay airborne. They attach to clothing and shoes, ride on foot traffic, and — most significantly — move through a home’s HVAC system. If an air handler is drawing air across a contaminated surface, conditioned air distributes those spores to rooms that had no moisture problem at all.
That is why containment matters. Cutting out mouldy drywall without sealing the work area first can leave a house measurably worse than before, because demolition aerosolises what was previously fixed to a surface.
Is mold actually a health risk?
The Centers for Disease Control and Prevention notes that exposure to damp and mouldy environments is associated with respiratory symptoms including coughing, wheezing and nasal congestion, and that people with asthma, allergies or weakened immune systems are at greater risk of a stronger reaction. Some moulds also produce volatile compounds — the characteristic musty smell is a by-product of active growth, which is why a persistent musty odour with no visible mold is still worth investigating.
When should a homeowner stop and call a professional?
The EPA’s practical guideline is area: growth covering more than roughly 10 square feet should be handled professionally rather than cleaned by the occupant. Beyond that threshold, the job needs containment, negative air pressure and proper disposal to avoid spreading spores through the rest of the property.
Three other situations warrant a professional regardless of size:
- The water source was sewage or ground flooding (Category 3 water).
- The mold is inside a wall cavity, ceiling void or duct where you cannot see its full extent.
- Anyone in the household has asthma, a respiratory condition or a compromised immune system.
Does bleach remove mold?
Not reliably. Household bleach is mostly water, and on porous materials like drywall or wood the water carries the surviving structure deeper while the chlorine stays on the surface. It can lighten the stain without removing the colony. Porous material with established growth generally has to be removed, not treated.
How do you prevent it coming back?
- Fix leaks within 24–48 hours — the same window in which mold starts.
- Keep indoor humidity in the 30–50% range; a dehumidifier is the simplest lever.
- Run bathroom and kitchen extraction during use and for 20 minutes afterwards.
- Ventilate closets, garages and crawl spaces rather than sealing them.
- Keep stored cardboard and paper off concrete floors.
- Have the cause diagnosed, not just the symptom — recurring mold in the same spot is a moisture problem that was never solved.
